Here are 9 Collierville projects bringing homes, retail, hotels and much more to town

Townhouses, single-family homes, condominiums, retail, office spaces and hotels are all in the works in Collierville.

The Memphis suburb is slated to see a variety of developments take shape in 2024.

Here is a look at nine notable Collierville developments and what to know about where they stand and how they're progressing.

Orgill is adding a Customer Concept Center near its Collierville headquarters at 4100 S. Houston Levee Road. The $77.2 million customer solutions center is described to be similar to a convention center. It will feature a 43-foot tall, 513,000-square-foot building for offices, showrooms, warehousing and storage space. The center will have 298 parking spaces.

The Collierville Board of Mayor and Aldermen approved the planned development and a 15-year payment-in-lieu-of-tax (PILOT) in January for the large private company’s expansion.

Collierville Town Planner Jamie Groce said Orgill has been doing site work such as tree removal, grading and utility installation since August. It is in the process of obtaining a building permit for the development by the end of the year, according to Groce.

Collierville-based Orgill, founded in 1847, is touted as the world's largest independent hardlines distributor with annual sales of $3.6 billion, according to the firm's website. The company serves more than 12,000 retail hardware stores, home centers, pro lumber dealers, and farm stores throughout the U.S. and Canada, and more than 50 countries around the world.

The Parke at Houston Levee is a mixed-use project on the west side of Houston Levee Road north of Tennessee 385. It will feature about 150 acres of single-family homes, townhouses, condominiums, hotels, medical and business offices, retail and commercial spaces, supermarkets and fuel stations.

According to the submitted outline plan, the project will have at least two hotels, 114 single-family units, 63 multifamily/ condominium units, 120 townhouses, about 7 acres and 78,000 square feet of medical and business office space, and about 40 acres of retail and commercial space. The site will also have about 53 acres of open space, along with a lake.

The Parke at Houston Levee is split into nine areas: single-family neighborhood, business office district, two retail districts, two attached single-family districts, assisted senior living, condominium district and the shopping center.

The development was approved by the Board of Mayor and Aldermen in 2022. Groce said water and sewer are currently being put in along with the main road for the project. He noted the developers have applied to put a hotel at the development, but the plans are in the preliminary stages and haven't been approved yet.

“It [the hotel] might be one of the first buildings that they build there,” Groce said.

The 94-acre development will consist of 308 single-family lots built in phases near Carriage Crossing in southwest Collierville. Groce said Lockwood phase one has 39 lots, and the town has issued permits for 16 lots as of late November.

"Several houses have been built in phase one south of Shelby Drive, and to the west is a townhouse project," Groce said. "The developer is trying to start all 60 of the townhouses by the end of the year. They're being aggressive on the construction there. Those plans for the townhouses have been in the works for many years."

The Shelby Station development plans to add 60 townhomes in the area. The 12-acre project is south of the Shelby Drive and Houston Levee Road intersection.

Groce said the town has issued 42 permits as of late November, and the site is under active construction. He said the developer has told the town the plan is to obtain permits for all 60 lots by the end of the year.

Byhalia Commons Planned Development – Market Core

A preliminary site plan was approved by the Board of Mayor and Aldermen in November for phase one of the Byhalia Commons Development Subdivision located on 47.41 acres, west of Byhalia Road and north of Collierville Road. The first phase of Byhalia Commons is estimated to cost $100 million.

The first phase of the mixed-use project will consist of office and retail on the first floor and residential above. There will be about 85,000 square feet of commercial space on the ground floor.

Future phases of the project include developing the pad sites fronting Byhalia Road and bringing in two hotels, two large commercial sites for a retail anchor and possibly a large format grocery store.

The next steps for the project in 2024 include providing the final site plan package to the Town of Collierville, which includes more engineering details and design evolution of the project. When construction will begin is still undetermined.

Southern Security Federal Credit Union broke ground this summer on a new $7 million, roughly 20,000-square-foot corporate headquarters and member services branch. The new facility is projected to include corporate employee workspaces and training facilities, in-person member services support facilities, and in-person and electronic drive-thru financial services support.

The facility, located at 819 Southern Home Road, is expected to be completed by summer 2025.

Schilling Farms — The Water Tower District

The 54-acre mixed-use development will include 257 multifamily residential apartment units, hotels, retail shops and restaurants. Two restaurants — SOB and Rotolo’s Craft & Crust — recently opened locations at the site. Crumbl Cookies is expected to soon open next door to Rotolo's.

Groce said developer Boyle Investment Co. has phase one of the apartment units under construction. A four-story, 110-room TownePlace Suites by Marriott hotel on Poplar Avenue and Principle Avenue is also under construction.

Ashby Planned Development

The development includes 72-family single-family homes and 20 attached townhouses plus expanded retail at the intersection of Byhalia Road and Maynard Way. In addition, the Ashby Springs Apartments project will offer 196 multifamily apartments.

Groce said the board approved both projects in the spring, and the developer is in the process of getting construction permits to start work on building the apartments in 2024.

Marquis Subdivision

A preliminary site plan for the Marquis Subdivision project at 70 Mount Pleasant Road was approved by the Board of Mayor and Aldermen in November.

Marquis Subdivision will consist of 24 multifamily condominiums on 1.43 acres located east of Mt. Pleasant Road and south of Washington Street. Groce said this proposed development would be the first residential condos of this building type in Collierville.

Local homebuilder Kyle Sledd, president of Marquis Companies, is the developer of the project, which includes four three-story buildings. A courtyard is planned to be between the buildings with amenities including a fountain, fire pit, a decorative wall and multiple cooking grills.

Marquis Companies plans to build 18 condos and six townhouses. The development will include 12 two-bedroom condos with a garage. Those could be modified to three-bedroom pre-construction and will be 1,800 to 2,500 square feet. In addition, the project will also feature six one-bedroom condos, between 938 and 1,100 square feet. The six two-bedroom townhouses will be 1,700 square feet.

The development expects to welcome residents in fall 2025, pending final approval from the Board of Mayor and Aldermen. Groce said the next phase is working with the developer on construction drawings.
